Property Investment group Cromwell Property Group was looking to fitout a vacant floor within their Brisbane Head Quarters at 200 Mary Street, Brisbane.They wanted a flexible solution that would allow the floor to be sub-divided into two or three tenancies depending on market interest.Our planning strategy provided a Day 1/Day 2 scenario where the layout could adapt into two or three spaces with minimal changes to the built environment. This approach gave Cromwell the greatest flexibility when presenting to prospective lessees.

Within the 800m2 approx. floor plan we provided a 100m2 tenancy and, under the direction from Cromwell, we created an interpretation of a Brooklyn loft. This tenancy overlooks a lane way with an urban, gritty outlook and the client was keen to embrace this aesthetic and bring it inside.Further, Cromwell saw a real opportunity in providing an edgy offering to a market dominated by vanilla spec fitouts. The result is a layered combination of materials and finishes that is a welcome alternative to creative businesses or those wanting something a little more interesting.The feedback so far has been very positive with The Loft leased prior to the completion of construction.
